If you want to do well in property, like anything, then
market knowledge is critical. Whether you are buying
& holding, renovating, trading or developing, one
of the most critical aspects of the game is values.
How much is a property worth now, and how much
will it be worth once I have finished work on it?
This will depend on a multitude of factors, including
location, type of property, price range, condition,
number of dwellings, size, development potential…
the list goes on. As investors, one essential item in
the formulae is the capitalisation rate (cap rate).
What is a cap rate? Why is the cap rate so different
in Newtown from Newlands? What other factors determine
what cap rate a valuer uses in arriving at the final
figure?
Come along and hear from a panel of three valuers,
all experienced in the Wellington region, unveiling
the inside word on valuations in Wellington. This will
include insight into the latest trends, plus the logic
used to determine values in our wonderful city.
